For Sale by Owner (FSBO)

With sales prices leveling off or falling in some cases, more local homeowners are considering the FSBO route.  At first thought, this makes sense to a lot of sellers.  It's certainly tempting to try to sell on their own and save the sales commission they would normally pay an agent.  But in a tough market like this, sellers need all of the exposure and help they can get.  The most critical aspect of selling a home is setting the sales price.  This is where an agent's experience and training is invaluable.  The goal is to price the house as high as possible without overpricing it.  Overpricing will turn buyers off and, ultimately, result in price reductions and less money in a seller's pocket than if he/she would have priced it right initially.  Marketing is another main reason a seller should hire an agent.  The fact of the matter is, advertising a home for sale is expensive.  It costs thousands of dollars for print ads, internet ads, open houses, MLS fees, flyers, postcards, etc.  Normally, the agent pays all of those costs to advertise a listing.  If the house doesn't sell, the seller isn't out any money.  Unfortunately, that isn't the case if a seller goes FSBO.
